Here is a short description of what we will do to make your life easier with your rental / investment properties.

Forms that will be required to manage your property will be provided upon our acceptance of your offer to hire our company to manage your needs.

Our fees are calculated on GROSS RECEIPTS COLLECTED for rent and late fees only: if we are unable to collect rents -- for any reason -- no management fee is charged. We charge a leasing fee of $100.00 for the placement of each new Tenant, and 11% of rents and late fees collected. Services provided as part of our fee include the following:

  • We make every attempt to confirm information provided on the tenant application form, including employment and previous rental history. Credit reports on prospective tenants are run on every application.
  • An initial walk-through inspection of the premises is performed with the tenants; a copy of that inspection form is used for comparison purposes when the tenants vacate the property so we have an accurate measure to determine any damages or cleaning requirements.
  • Monthly we do a drive-by inspection of the property. Between each Tenant and at least one time a year an interior maintenance inspection is scheduled, or upon report of possible neglect of Tenant.
  • We do pursue legal remedies (including eviction actions and Justice Court collection) proceedings, if necessary.
  • All funds collected from tenants are deposited into a separate maintained trust account. Accounts are balanced and reports mailed to the owner by the 20 th of each month for all properties on which rents are due on the first day of the month. Since rents are prorated from date of move in to the last date of the month you will get only the portion of rents collected for the time frame. If your funds to be released to you are less than $100 you will not get your funds until the next accounting cycle.
  • Upon receipt of pre-printed duplicate deposit slips we can deposit your funds into any local bank account on the 20 th of each month, a statement via mail will be sent. There can be no exceptions to this date.
  • To the extent that adequate funds are available, we will make property tax, insurance, utility and other payments on the property.
  • We will coordinate repairs, modifications and capital improvements as needed or requested by owners. We have a good working relationship with maintenance and repair companies to insure that properties are properly maintained. If you have specific maintenance request you must notify Agent prior to signing this agreement.
